The Federal Housing Authority (FHA) has ordered the immediate suspension of all ongoing developments in its Gwarinpa and Apo/Guzape estates in Abuja. This move follows widespread violations of approved building plans and noncompliance with Development Control directives.
In a statement signed by Kenneth Chigelu, the FHA’s Head of Public Affairs, the agency disclosed that unauthorized modifications to residential properties, including illegal conversions into commercial spaces, have caused significant disruptions for residents. Other violations include overbuilding of plots and encroachment on government land, undermining the estates’ master plans.
The FHA described Gwarinpa as a “national monument” whose integrity must be preserved. “We cannot fold our hands and watch the decay of such a national monument,” the statement emphasized, highlighting the importance of safeguarding the estate’s status and functionality.
As part of the crackdown, the FHA announced a comprehensive review of all building approvals within the affected estates to ensure compliance with Development Control standards. During this period, all construction activities, structural changes, or other building works are strictly prohibited.
The authority warned that violators of this directive would face severe penalties, reiterating its commitment to restoring order and upholding the welfare of residents. This decisive action aims to protect the aesthetics, functionality, and planned structure of the estates while prioritizing the well-being of allottees and residents.
