Dr. Oluyinka Olumide, the Lagos State Commissioner for Physical Planning and Urban Development, recently disclosed that a staggering 80% of buildings in Ibeju Lekki lack proper approval.

In an interview with journalists, Olumide highlighted the challenges posed by unauthorized construction in the area. He explained that many buildings are erected without proper approval, often on agricultural land sold by families unaware of its designated use.

The process for obtaining approval, Olumide outlined, begins with understanding the zoning regulations for the area. Despite this, many developers proceed without proper zoning knowledge, leading to issues later in the approval process.

Olumide emphasized the importance of obtaining a fence permit, which can reveal the zoning regulations for the land. However, even with this step, some developers forge ahead without adhering to regulations, risking legal complications down the line.

Highlighting the complexity of the approval process, Olumide noted that layout permits are contingent on the land being zoned for the intended purpose. Despite these regulations, some developers still advertise and sell properties without proper approval, creating potential problems for buyers, especially those abroad.

In conclusion, Olumide stressed the significance of adherence to zoning regulations and obtaining proper approval before embarking on construction projects to ensure compliance and avoid legal repercussions.
