Many tenants, unable to cope, are moving to suburbs like Mararaba in Nasarawa State and Suleja in Niger State, despite the longer daily commute.<\/p>\n<p data-start=\"701\" data-end=\"922\">Several residents told <strong data-start=\"724\" data-end=\"731\">ACJ<\/strong> that the cost of living within Abuja has become unbearable. \u201cI pay \u20a6700,000 for a one-bedroom in Mararaba now, but that\u2019s still better than what I was paying in the city,\u201d one tenant said.<\/p>\n<p data-start=\"924\" data-end=\"1204\">Landlords attribute the rent hikes to inflation, the high cost of building materials, and increased taxes and maintenance expenses. Housing experts, however, warn that the absence of rent control laws in the Federal Capital Territory has left tenants vulnerable to exploitation.<\/p>\n<p data-start=\"1206\" data-end=\"1490\">They urged the government to intervene through affordable housing schemes and stronger tenancy regulation.
