{"id":74831,"date":"2025-09-03T06:40:19","date_gmt":"2025-09-03T06:40:19","guid":{"rendered":"https:\/\/abujacityjournal.com\/livenews\/?p=74831"},"modified":"2025-09-03T06:40:19","modified_gmt":"2025-09-03T06:40:19","slug":"abuja-land-use-fcta-sets-%e2%82%a65m-fine-fresh-c-of-o-for-defaulters","status":"publish","type":"post","link":"https:\/\/abujacityjournal.com\/livenews\/2025\/09\/03\/abuja-land-use-fcta-sets-%e2%82%a65m-fine-fresh-c-of-o-for-defaulters\/","title":{"rendered":"Abuja Land Use: FCTA Sets \u20a65m Fine, Fresh C-of-O for Defaulters"},"content":{"rendered":"<p><strong>By Huldah Shado<\/strong><\/p>\n<p>The Federal Capital Territory Administration (FCTA), has approved stringent sanctions against property owners who have illegally converted residential plots into commercial use in prime parts of Abuja.<\/p>\n<p>The affected areas include Gana Street in Maitama, Gimbiya Street in Garki, Ademola Adetokunbo Crescent in Wuse II, and Aminu Kano Crescent, among others.<\/p>\n<p>According to the Adhoc Committee on the Review of Land Use and Purpose Clauses, chaired by the Director of Development Control, Mukhtar Galadima, most properties in these zones had been converted into offices, hotels, and other commercial outfits without due approval.<\/p>\n<p>The sanctions include a fine of \u20a65 million, payment of land use conversion fees, and the issuance of fresh Certificates of Occupancy (C-of-O).<\/p>\n<p>Property owners are also mandated to pay 7.5% of the assessed capital value of their properties as a land use conversion fee within 30 days.<\/p>\n<p>Failure to comply, the committee warned, will attract enforcement measures such as sealing of properties, demolition of structures, or outright revocation of titles.<\/p>\n<p>FCT Minister, Nyesom Wike, vowed to strictly enforce the recommendations, stressing that violators will face severe consequences.<\/p>\n<p>Beyond the sanctions, the committee also proposed improvements in traffic control, power supply, and waste management in the affected districts.<\/p>\n<p>In addition, owners of undeveloped plots in the Central Business District and Sector Centres (Phase II) have been directed to commence development within three months or risk forfeiture of their titles.<\/p>\n<p>Existing titles on affected plots will be revoked and replaced with new title documents reflecting the revised land use, with a fresh lease tenure of 99 years.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>By Huldah Shado The Federal Capital Territory Administration (FCTA), has approved stringent sanctions against property owners who have illegally converted residential plots into commercial use in prime parts of Abuja.
